“Build your own property” traditionally is a very popular option in Greece.
It is often cheaper than buying a ready built property. You also get a far
larger plot, and can save 6-8% just in taxes. Often it is better to “build
to order”, rather than attempt to make somebody else’s dream, match your
own. It is also the best method, if you wish to match location, size &
budget.
Our “build to order sheme” offers you your very own bespoke home,
without breaking the bank or your nerves.. We can advice you not only in
relation to the environment and landscape but also Lesvos’s unique
traditional architecture and local materials from the design stage through
to completion.
To build your own home, it is not just to provide a roof over your head. It
is a venture into which you invest your hopes and dreams and your money. It
is a tangible extension of your soul, not just bricks and mortar, but a
living thing. We have knowledge of the local market and the endless
possibilities for you to realize your dream.
After choosing and buying your plot of land, plans must be prepared by an
architect or civil engineer for the house according to your desires.
Depending on your wishes, a garage or carport or a swimming pool can be
included in the plans of the house at this stage. Before the building starts
a building permit must be obtained and the attendant taxes and fees paid.
Fees of the architect or civil engineer include the supervision of building
the concrete structure of the building and are charged according to the size
of the building.
During the first stage of building the foundations are excavated and a
reinforced concrete bearing shell is set in place. The external and internal
walls are built of brick ( or stone ) and then plastered or repointed. At
this stage, you can choose your choice of colours for the walls inside, the
type of floor tiles and fireplace you want. Guttering will be put in
position and all woodwork completed inside and out. The roof, pergolas and
kitchen units will also be installed at this point along with all kitchen
and bathroom fittings. All wiring, plumbing, the installation of central
heating, solar panels, telephone and TV cables will be installed, as well as
the landscaping of the immediate surroundings and any extra additions e.g.
barbecue.
Throughout the project, the work will be surveyed at regular intervals in
order to maintain quality control and progress reports and photos will be
available to you on request. The entire project can be completed in 18 to 24
months from the time building permission is granted.
We also offer assistance with financial planning if required. Building
costs will of course depend on your choice of the size and quality of the
construction, but an approximate price of 1400-1600 euro per square meter
can be estimated. This figure includes I.K.A, the workers compulsory
healthcare charges, and V.A.T. A more precise figure can be calculated after
the preliminary drawings are completed and the exact extent and quality of
your desired specifications are settled. From the outset, the work will be
carried out with strict adherence to your wishes and desires, closely
following the architectural design which you have approved. Throughout the
construction phase, any changes you wish to make to the aforementioned work
can be made, subject to planning and building regulations.
